The Watermark at 3030 Park
Situated high on a hill in the heart of Connecticut’s Fairfield County, midway between Boston and New York City, The Watermark at 3030 Park is a “retirement community for the unretiring.” The park-like property and high-rise residence straddle the Bridgeport/Fairfield line, just minutes from the Metro North Rail Line, I-95 and the Merritt Parkway.  Originally constructed in the 1960s, it hails as New England’s first continuing care retirement community.

Having acquired this landmark entry fee property together with Fremont Realty Capital in August of 2006, The Freshwater Group is currently overseeing a $45 million renovation and expansion plan. When construction is completed in 2009, The Watermark at 3030 will have a number of private cottages, an array of newly remodeled and newly constructed apartments, state-of-the-art amenities and a full continuum of care on site.

Central to the expansion will be The Duncan Center for Wellbeing, featuring a state-of-the-art fitness center complete with heated indoor swimming pool, locker rooms, Pilates and yoga area, cardio and weight room, Salon and Day Spa, a performing arts auditorium, arts and crafts room, greenhouse and wood shop. The renovation and repositioning plan also calls for two new dining venues and the Metropolitan Lounge which we are sure will be a favored gathering place for residents to enjoy a glass of wine before dinner with family and friends.

Opening in Summer 2008 will be The Springs, our state-of-the-art rehabilitation and nursing center. The design calls for all private accommodations with private baths, and every meal will be cooked to order and served on the resident’s schedule, not ours.  Our Gardens neighborhood will be a special place to accommodate residents coping with memory loss.  Located on the second floor of the healthcare center will be our new assisted living program called “The Inn.” The Inn will be comprised of 24 residences varying in size from one-room suites to full two-bedroom apartments.

Because this property was purchased out of a State-ordered receivership, a key to its repositioning will be gaining the trust and confidence of the marketplace. In just one year of ownership, leads are building and the sales team is meeting anticipated sales expectations.  We are confident that upon completion of the strategic plan, The Watermark at 3030 Park will be among the elite CCRCs in the country.
